Data centre bans raise concerns towards declining investment

The NSW Government has imposed a ban on new data facilities in major hubs to accommodate increased housing development. The rise in data centres stems from the booming AI industry, which requires substantial infrastructure, including GPUs, robust power supply, and advanced cooling systems, for efficient operations. Prominent data centre hubs such as Macquarie Park, which hosts operators like NextDC, Amazon, and Macquarie Data Centres, are affected by this restriction. Concerns are mounting that the lack of a statewide strategy to identify suitable locations for essential data centre infrastructure could lead to a decline in investment, which totalled $6.7 billion in the industry last year.

Domain predicts record price growth amid rising buyer confidence

Domain’s new Housing Market Forecast Report speculates Australian property prices to continue to surge to unprecedented levels in 2026, with sellers continuing to enjoy significant profits despite economic headwinds.

Following the RBA’s recent 50 basis points of rate relief, buyer confidence has been strengthened, raising the national auction clearance rate to 73.9% with Melbourne leading the charge at 76.6%, the city’s strongest result in over two years. CoreLogic data shows auction volumes jumped 40.8% week-on-week, with 2,512 capital city auctions held. The jump in auction clearance rate indicates shifting buyer behaviour as consumers anticipate further rate cuts.

Domain also forecasts a record price growth with Sydney’s median house price projected to rise 7% to $1.83 million by mid-2026, while Melbourne is expected to climb 6% to $1.1 million. Luxury coastal and hinterland areas like Noosa and Byron Bay continue to see gains exceeding $400,000 per sale, outpacing capital cities in most cases. CoreLogic’s latest Pain & Gain Report reveals that almost 95% of property resales in Q1 2025 were profitable, with a median gain of $305,000. With only 3.2% of properties sold at a loss, Australia’s property market remains a seller’s paradise.

However, with supply shortages persisting, housing supply remains below pre-pandemic levels, maintaining upwards pressure on prices. Consequently, first-home buyers are being priced out, with loan serviceability tests still stringent despite rate cuts.
